TERMS AND CONDITIONS

SHORT STAY RESIDENTIAL ACCOMMODATION ONLY

Stay of Queenstown is short stay accommodation in a residential area and is to be used strictly by guest/s for residential purposes.  The number of occupants must not be exceeded from the time of booking. The use of any of our suites for a function, party or any other large gathering is STRICTLY prohibited.  Any rooms with excess guest numbers or for the use of the room other than short term residential accommodation will result in instant eviction from the property, immediate termination of the booking and forfeiture of all prepaid rentals.

A fine of $1000 and any extra clean up and repair costs.

Stay of Queenstown have a three-night minimum stay throughout the year except for the Christmas and New Year period which is in our booking calendar and is a four-night minimum stay.  If a guest/s doesn’t adhere to the minimum night period when making a booking, the booking will not be honoured.

GUEST OBLIGATIONS AND RESPONSIBILITIES

The guest/s is responsible for the property they have chosen to book for the duration of their stay.

The responsibilities of the Guest include.

  • Only occupying the property with the amount of people they have booked the property for, leaving the property at the end of your stay with all utensils, books, fixtures, fittings, furniture, equipment on, in and around the property in a clean and tidy condition
  • Do not remove any of the above property from your suite.

KEY RETURN

  • Ensuring all doors and windows are locked and returning the key to the lock box or the “mailbox” located in our communal sitting area at ’89’ at the end of your stay.
  • A lost key will result in a $45 charge to the credit card on record (GST inclusive)
  • Taking reasonable care of the property
  • The Guest is liable for any breakages and/or damage caused to the property, fittings or chattels that occur during the Guest’s stay.  If you notice any pre-existing damage or breakages on your arrival at Stay please contact us immediately and report this at [email protected] or phone 021 684 454
  • Extra cleaning charges (soiling fee) will apply if our cleaning team have extra cleaning of walls, floors and ‘bathroom messes’ to clean up.
  • Stay of Queenstown reserve the right to inspect the property at any given during your stay.
  • We have a three-night minimum stay requirement.

CHECK IN TIME

Please check in between 3pm – 8pm on the date of arrival (if you would like to make other arrangements, please contact us prior to your arrival date via email). To gain access to the property a key will be left in a secure lock box at your destination.

A pre-arrival email will be sent to you with the lockbox code and other helpful information for your self check-in the day before you are due to arrive.

Upon arrival in your suite please contact us immediately if anything seems amiss.

CHECK OUT TIME

Check out is 6am – 10.00am

A late checkout is only permitted subject to prior arrangement.
Please ring the reception bell, phone or email to arrange a late check out.
We will do our best to honour your request however, it will depend on our check in schedule.

A late check out fee of $75 + GST will be charged to cover additional house keeping costs.

A checkout that is later than 1pm on due day of departure will incur an additional one night’s tariff.

Suite Suitability and Access

Prior to booking guests must review all property amenities, specifications of size and unique characteristics, including environmental conditions, to make sure the property the guest selects is suitable. These are clearly listed on our website under each suite heading.

Our entire property has sensor lighting that will light up paths and steps automatically in the evening. 

Each of our suites have steps, all of our pathways are sealed in concrete pavers or wood. Please take care in the wet weather and snow.

Please use handrails.

The Heaphy, The Milford, The Wakatipu and The Routeburn all have 12 – 15 steps that you will have to walk down to access your suite.

The Rakiura and The Abel Tasman have three small steps to their entrances.

The Tekapo Suite has a short, paved pathway from the car park to the entrance of the suite with two small steps.

Age of Guests

The leading group member making a booking must be over 25 years of age. Additionally, all guests who are unaccompanied by a parent/guardian must be over 25 years of age.  Bookings made through a family member or with prior approval will be considered.

Occupancy limitations

and respect for other guests and neighbours (we are located in a built-up residential area).

Each suite rental has specific occupancy limits and rules of conduct, all of which are strictly enforced. The number of children and adults to occupy the space you are renting must be stated at the time of booking and must not exceed the allowed number of guests.

If extra guests are bought to the property and not ‘booked in’ prior to arrival the owner or onsite manager has the right to evict guests that have breached the occupancy limits. 

Property and fence lines, privacy and respectful noise levels are to be observed at all times. Quiet time is to be observed between 10pm and 7am.

  • The Routeburn Suite – 2 people    Size 45M square = 484 square feet
  • The Heaphy Suite – 2 people        Size 40M square = 430 square feet
  • The Milford Suite – 2 people         Size 40M square = 430 square feet
  • The Wakatipu Suite – 2 people      Size 40M square = 430 square feet
  • The Abel Tasman Suite – 2 people Size 40M square = 430 square feet
  • The Rakiura Suite – 2 people         Size 40M square = 430 square feet
  • The Teakapo Suite – 4 people        Size 70M square = 753 square feet
  • The Kepler Suite – 4 people           Size 120M Square = 1291 square feet

Children

Apologies, Stay of Queenstown is NOT suited to children under 18 years of age.

Parking

There is one car park per suite which is clearly labelled with the suite name on it.  Please only park in our allocated park. If you have more than one vehicle, or you have visitors call in, they must find alternate parking off site.  We can suggest Suburb Street or Vente Crescent for short term free parking. 

Car parking terms are clearly printed on the sign at 89 Frankton Road. 

Bedding and Bed configurations.

Please confirm at the time of booking if you would like any of the bed configurations changed to suit your sleeping requirements. We will do our best to accommodate your needs. Configuration changes without notice will require a call out/linen fee of $70 inclusive of GST.

House keeping

On arrival your suite will be provided with premium linen, tea towels, bath sheets and mats.  If you have an extended stay more than five nights, you will get a total room and linen refresh.

If you are booked in for more than three days, housekeeping will come through your suite to remove rubbish and top up toilet tissue. 

Food is refreshed and topped up each day by staff.

If you don’t want your room refreshed, please put the sign on your door or under the corner of your doormat (on a windy day).

Damage or theft of property

On check out of your suite if you have soiled/stained carpets and/or linen, have excess rubbish, if we have to replace any fittings or furnishings due to damage or theft, left an excessive amount of litter, mess or damage your credit card will be charged a cleaning fee of $50 per hour + GST and the cost of repair, to replace fixings and fittings, labour and materials.

Smoking or Vaping

All of suites are smoke and vape free. 

If you wish to smoke, please do so in the small ‘white stone’ communal sitting area and use the ashtray provided. This is the only area in which smoking or vaping is permitted on our grounds. 

Please only place cigarette butts in ashtrays provided.

There is to be no smoking/vaping or other use of illegal substances allowed inside any of our properties.  If a smoking, vaping or illegal substance odour is noted on check out, a $500 damage charge will apply in addition to the $125 cleaning and fumigation cost.

Pets

Animals are NOT permitted on the property with the exception of seeing eye and service dogs.  If you have a service dog, please advise and a dog bed can be provided. Please email us service dog papers prior to arrival.

If animals are found on the property a $500 penalty fee will be charged, along with any extra cleaning fees, property replacement, repair fees. Eviction will be immediate, and forfeiture of all prepaid accommodation will apply.

Eviction

Stay of Queenstown reserves the right to evict guests from the property at any time if these Terms and Conditions have been breached. Stay of Queenstown is not required to refund the guest in an unlikely event of an eviction for any rent or fees already charged to the guest. Stay of Queenstown reserves all of its rights under these terms and conditions to apply additional charges for damage and extra cleaning fees.

Power Consumption

The guest is responsible for turning off heating sources and all other appliances and lights when not on site. Please do not leave lights or other appliances on when the suite is not occupied. Please only leave heating sources on low in winter when the suite is not occupied, for safety as well as power consumption. Thank you.

Pricing

All prices displayed are priced in New Zealand dollars (NZD) and include the New Zealand Goods and Service Tax (GST) unless otherwise stated. 

Payment and cancellation policy

We accept payment through our website or email us to arrange to make a direct credit payment.

Unexpected events can impact travel plans; therefore, we recommend that you protect your vacation by purchasing travel insurance.

Cancellations:

  • within fourteen (14) days of the arrival date: No refund.
  • 14-30 days prior to arrival date: 50% refund.

Bookings made less than 14 days prior to arrival will require payment in full.

Bookings that are made more than 30 days in advance of your stay, will require a 20% non-refundable deposit at the time of your booking.  The balance is due 10 days prior to arrival date.

We are not responsible or liable for any charges incurred through the use of 3rd party booking platforms.

Changes by Guests

Stay of Queenstown will endeavour to facilitate any changes requested by guests after their booking has been confirmed. This is subject to availability of other suites at the time. For this reason we highly recommend travel insurance.

If you book through a third party such as Booking.com, Expedia or AirBnB you will need to contact their customer service for any changes you wish to make as we do not have access to their systems.

Changes and cancellations by Stay of Queenstown

If unforeseen circumstances arise making a suite/property unavailable that is out of Stay of Queenstown’s control, we reserve the right to cancel the booking. In the unlikely event that this happens we will make every effort to find alternative comparable accommodation for the intended dates of booking, or your rental fees and charges will be refunded in full. No additional compensation will be offered.

Personal property lost or left after your stay.

If you leave personal belongings at Stay of Queenstown, all of your ‘lost/left’ property will be mailed to you at the contact address we have on file. The postage and packaging fee will be charged to guest credit card.

Public Holiday Surcharge

Stay of Queenstown have a minimum surcharge of $100 including GST if you are vacating our premises on a New Zealand public holiday.  These dates include Christmas Day, Boxing Day, Waitangi Day, Good Friday and ANZAC day.  Please be aware of this before you book.  

Payment for extras

Stay of Queenstown Ltd reserves the right to charge any extra costs, penalties or any other money that a guest may be come liable to pay under these Terms and Conditions against the credit card held on file. Stay of Queenstown may also recover any associated collection costs, plus interest of 15% per annum on all overdue amounts.  If necessary, Stay of Queenstown Ltd reserves the right to pursue legal proceedings to recover money owed by a Guest/s.

Force Majeure

Stay of Queenstown does not accept any liability where Guest/s booking is affected by ‘force majeure’.  In the context of these terms and conditions, ‘force majeure’ is any event that we could not, even with due care, foresee or avoid.  These events include but are not limited to war, threat of war, terrorist attack, riot, civil commotion or strife, hostilities, industrial dispute, nature disasters, fire, earthquake, acts of God, terrorist activity, nuclear disaster, adverse weather, government action, technical problems with transportation or other events outside of our control.

Liabilities

Stay of Queenstown Ltd does not accept any responsibility or liability for acts of omission of third parties that may prevent or disrupt a Guests booking. The information and descriptions supplied on our website and Cloudbeds are believed to be accurate and offered in good faith.  Certain features or facilities may not be available from time to time due to circumstances beyond our control for which we accept no liability. In addition, no liability can be accepted by us for any injury, loss or damage to the Guest, any members of guest’s party or any visitor to the rental property, arising out of or in connection with the use of the rental property.

Agreement

By paying the deposit, accommodation charges and/or security bond (as applicable) to Stay of Queenstown Ltd or a booking agent the Guest(s) agree to be bound by these Terms and Conditions.
